Why we do it this way
Relationship Builders — not volume brokers.
"Relationship Builders" isn't marketing language. It's how we actually work. Lindsay came back to real estate in 2017 because she found a version of the business she believed in — post-contract, transaction-coordination, detail work. Not cold calls. Not volume chasing.
Most of our buyer relationships start four to nine months before a closing. That's not a lag — that's what it takes to find the right property in the markets we specialize in: new construction, acreage, lakeside, and golf-course communities across southeast Texas. The timeline is long because the inventory is specific, and specific inventory is worth waiting for. And when your timeline calls for speed — a relocation, a builder deadline, a hard close date — we compress the process to match. Deliberate is a choice we make with you, not a speed limit.
Under NAR's post-settlement rules (effective since late 2024), buyer-agent representation agreements are now required before any showing. We've always worked that way informally — the new rule just puts it in writing. If you're working with us, you'll know upfront what we're committing to each other.

Pricing acreage, lakeside, and specialty properties honestly is its own skill — the comps are thinner and the buyers are more specific. Cathy has been selling in these markets for three decades. We know the inventory, and we'll give you a number we can defend.
